FIELD OF THE INVENTION
The present invention is directed to applying color, pattern, design, and/or the like by means of a jet dye process, or any other secondary or post pattern application process, including but not exclusively transfer printing, ” 400L silk rug “printing and rotary printing, etc.
BACKGROUND OF THE INVENTION
Conventional hand or machine woven sisal mats, carpets and rugs are hand painted with acrylic paints to produce images thereon or made with limited color creel which allows for very limited color in the woven sisal.

Although it is preferred to dye the background color and design or pattern of the rug or carpet in a single step, as shown in FIG. 3 of the drawings and in accordance with another embodiment of the present invention, the sisal-like carpet substrate is woven
If the end product is, for example, an area rug, one can apply an edging, ribbing, piping or surging by gluing, sewing, or otherwise attaching the edging thereto.
As shown is FIG. 5 of the drawings, an unlimited variety of elements can be created on a single piece of woven carpet substrate or base, for example, the area rug designs or patterns 12 , 14 , 16 and 18 on a sisal-like woven substrate 10 .
With reference to FIG. 6 of the drawings, there is shown flooring 20 , such as, a rug, carpet, ” Savonnerie rug “, or the like having a design 22 printed or dyed thereon.
With respect to FIG. 7 of the drawings, there is shown flooring, such as, an area rug or runner 30 having a design 32 and an edge or border 33 printed thereon.
In accordance with one embodiment of the present invention, pattern, design, or the like is applied by means of a jet dye process, or any other secondary or post pattern application process, including but not exclusively transfer printing, silk screen printing and rotary printing, etc.
In accordance with another embodiment of the present invention, the rugs, area rugs, mats or the like of the present invention have a washable, skid-resistant, non-slip, non-creep, and/or the like backing, base or lower surface.
In accordance with another embodiment of the present invention, carpet, ” aubusson carpet “, rugs, mats, area rugs, or the like appear to have a woven base with a jet-dyed design, pattern, color, and/or the like thereon.

We forget that solar power comes in many guises. Stand alone solar lighting can provide simple efficient lighting to the outdoor areas of your home. Solar can provide heating and cooling to the home. The heat energy of the sun can be trapped and recirculated in a heat collector on the roof or a wall. These are usually painted black and heat air or water containers that become a storage of heat, they in turn heat air which is circulated through the home. These heat storage containers can even become part of a wall, radiating warmth into the room. Typically though, the heat trap warms air that is then circulated via ducts throughout the house. A fan is used to push the warm air through your home, which can be powered by a solar panel.
Cooling is achieved in a similar way. A dark or black heat module or tower on the roof is heated by the sun. As the air in the tower is heated, it rises, it in turn draws cooler air, often drawn through underground piping where it is cooled, then into the home. This simple method can provide comfortable air temperatures in the home. When coupled with an attic fan that extracts hot air from your roof space will significantly lower internal temperature.

In my last article, I discussed how 2008 will be a great opportunity to purchase rental property from motivated landlords with negative cash flow properties. As property managers, we can leverage our personal rental properties and expand our services to generate huge profits for our business.
Property managers have a huge advantage in being able to purchase a property below market and realize instant equity. We have access to a pool of motivated sellers, MLS, and can earn a commission at closing. The return on your investment can be further increased with monthly cash flow, principle reduction, yearly appreciation, and tax savings in depreciating your rental property. However, only licensed real estate professionals can use rental property to generate business income.
I leverage my personal rental properties to generate business revenue for my companies. We provide maintenance and repair services, sales, leasing, property management, and mortgage services. Our goal is to generate as much revenue per client as possible. We offer a one stop shop for our customers and market to buyers, builders, Realtors, sellers, investors, and tenants. What better client to leverage our services to than tenants renting homes that I own.
We assist tenants in repairing their credit, obtaining a mortgage, representing them as a buyer’s agent, and utilizing our in house maintenance company to help them fix up the property or make any necessary repairs. We offer incremental savings with each additional service they choose. For example, if the tenant uses our buyer’s agent and mortgage services, we will waive the loan origination fee. We will also discount our repair and maintenance services. Bundling our services at an aggressive price point provides a win-win scenario for both the tenants and our companies. We earn incremental business and potentially save tenants thousands of dollars. Not only are tenants happy to utilize our services, but they refer business to us as well. Our state requires that we disclose a multiple role form when providing real estate and mortgage services.
In our market, there is a huge demand for home buyers who just sold their home and need a place to park while they build a new home. Few property managers offer lease terms less than six month, because short term leases are not profitable for the owner. I fill this market demand with properties I personally own and network with Realtors and builders and offer short term leases for their clients and customers. In return, I ask them to refer my company future property management business. We will refer the owner back to the Realtor if they decide to sell the property in the future. This makes the sales transaction go very smoothly, and Realtors are thankful for us providing this service.
Our maintenance company specializes in getting properties ready for sale and lease. We do small and large projects. We market our maintenance and repair services to homeowners and Realtors. Most Realtors don’t have relationships with maintenance vendors. We provide reliable services at affordable rates. Our handymen are full time employees, and we provide company transportation. Our maintenance company can take care of most inspection repair items, and we can assist Realtors in getting their client’s home ready for sale.
The more properties you own, the more you can leverage your services to generate business income. I encourage property managers to take advantage of near record low interest rates and purchase as many rental properties as possible. Consider expanding your service offerings. Mortgage services are extremely profitable and require little capital to get licensed. Many states require only a few classes to obtain your loan officer license, and you may be able to get real estate MC E credits with the completed classes. Consider subleasing some of your office space with a mortgage broker who will pay you rent and sponsor you as a loan officer. Offering maintenance and repair services can generate future real estate clients. A homeowner needing painting services may be in the market to lease or sell their property. Expanding your service offerings and levering your personal rental properties and can offer a limitless return on your investment.

An Easy Living Room Interior Decorating Plan
When you are into redecorating and making your home look nice, you probably love to change your living room interior decorating theme often. To make this easier, it is important to have a simple plan to follow each time you feel like changing everything around. Here’s some tips on how to build your décor so you can change it at any time, without having to spend a bundle of money.
Backdrop
If you want to change the look of your living room a lot then you need to start with a neutral palate. You don’t have to keep all of the walls white and the couch cream colored, but you should keep everything pretty neutral. You can choose browns or greens if you want color, but avoid anything to bright or flashy. As long as you stay away from patterns however, you should be able to have several different choices for your décor.
If you keep the big things like furniture, walls and flooring in neutral tones, you’ll be able to change out the theme of your living room interior décor by adding accessories like rugs, pillows and wall art in the colors that you want. Another great ideas for sofas and chairs is to buy slipcovers – you can actually buy furniture that is meant to be slip covered, then simply get new slipcovers to go with whatever decorating plan you have in mind for the season!
Accessories
When you have a neutral palate to work with, you can change the way your room looks just by replacing a few basic items. For instance, you should only need to change your curtains, pillows, and a few room accessories when you get the urge to switch things around. If you want your living room interior decorating to be a little lighter for spring, you can add sheer curtains, flowered pillows, and a vase of fresh flowers for a quick change.
For a warm winter look, bring in deep reds, golds and greens in heavy fabrics like velvets and chenille’s. try some oriental rugs on the floor and oil paintings on the walls. Adding some candelabras and candleholders around the room will help to give it a cozy look.
Lighting
While track lighting and chandeliers can’t be changed easily, you can change out your lighting to go with your living room interior decorating plan. You can buy all new lights, or use lights that have neutral bases and change the shades out depending on the look you are going for. Need a fresh look for spring? Use plain white shades. Going for a safari look? Get shades in an animal print. How about a romantic look? Try putting on shades that have a floral print with some dangly fringe. You’ll be surprised how much changing the shades can transform a lamp.
If you love to keep your living room interior decorating plan flexible, you must be sure you never commit to something difficult to work with, such as a patterned couch or a bright chair. Don’t be afraid of color, but add it to your room with accessories that can be replaced when you want something a little different. It really doesn’t take a lot of money to get a new look, just a little creativity.
